Hi Dell -
I wanted to thank you again for your help in inspecting our house-to-be!. We put together an addendum to the purchase order, which both parties signed off on last night. The current owners agreed to:

  • Add a new dryer vent, moving the dryer vent from the combustion air vent, installing proper material.
  • Repair the crack in the fireplace
  • Deal with the goofy wiring under the sink in the kitchen
  • Get the electrical outlets polarized correctly

They didn't agree to fix the kitchen windows or add a heating vent to the basement bedroom, but they will toss $1250 our way in addition to addressing the above issues. All in all, we're happy with the arrangement.
So again, thanks for the help, and feel free to use us as references.
