Inspected components on the exterior include the siding, doors and windows, storms and screens, caulking, downspouts, concrete, landscaping surfaces and the foundation. If at all possible, the roof will be walked on for a closer look at the roof covering, chimney, chimney flue, chimney flashing, plumbing vents and the attic ventilation system. In the basement, the foundation and structural support system will be inspected, the water heater is operated, and a majority of the visible plumbing is viewed. The cover of the electrical service panel will be removed. The heating system inspection includes a test for levels of carbon monoxide, with a visual inspection of the heat exchanger and other components. After the basement, the living areas of the home will be entered. A representative number of the accessible electrical outlets, switches, and fixtures will be evaluated. Plumbing fixtures are operated. Doors and windows are evaluated. Walls and ceilings are viewed for any type of abnormal cracking or water staining. Any visible mold or mildew will be reported. Visible components in accessible attics will be evaluated including the insulation, ventilation, bath vents, plumbing vents, flashing around the chimney, and the roof support system. Your computer-generated report will detail the inspection. The report can be e-mailed with-in hours on the same day, or printed on site. Detailed Maintenance Information is also supplied. No cost telephone consultation is included for as long as you own the property. Your attendance at the inspection is requested. Your three to four hour inspection will meet or exceed ASHI® Standards.
