Your inspection can save you thousands of dollars on items which you may be able to have the seller correct for you. Your inspection information will allow you to know the true cost of your home purchase. Please call or email for an exact fee quote. Payment by check is due at the inspection. The inspection agreement can be signed at the inspection, or download from the web site.
The basic fee for a single level, single family, three bedroom, two bathroom home is $400.00. The fee may increase depending on home size, age, listing price, and traveling distance.

Please request that the seller and any other/all occupants not be present at the inspection. All utilities (water, gas, electricity, heat, etc.,) must be accessible and in operation to each individual fixture. The inspector does not ignite pilot lights, or turn on valves of any kind, such as the main water entry valve. All areas of the property must be accessible. Instruct the seller to open the attic access. If a step ladder cannot be placed under the attic access, the attic will not be inspected. The inspector does not move suspended ceilings, storage, furniture, or shelves in any way. All pets must be contained, controlled, or preferably be off the property. The most common form of payment is personal check at the inspection. Call to discuss any other situations.
