Please request that the seller and any other/all occupants not be present at the inspection. All utilities (water, gas, electricity, heat, etc.,) must be accessible and in operation to each individual fixture. The inspector does not ignite pilot lights, or turn on valves of any kind, such as the main water entry valve. All areas of the property must be accessible. Instruct the seller to open the attic access. If a step ladder cannot be placed under the attic access, the attic will not be inspected. The inspector does not move suspended ceilings, storage, furniture, or shelves in any way. All pets must be contained, controlled, or preferably be off the property. The most common form of payment is personal check at the inspection. Call to discuss any other situations.
